Greater Athens Area Residential Real Estate Sales Volume Drops in June After 4 Straight Months of Rising Volume - Residential Real Estate Montly Statistics Charts, July 2009 - July 2010

The following charts show the month to month residential real estate sales volume of the Greater Athens Ga metropolitan area for the months of July 2009 through July 2010. Sales volume of residential real estate has decrease in July for the second consecutive month. The July decrease of 37 units is a drop of over 22-1/2% from June and a decrease of over 41% than the same period last year.

The largest drops in volume were in Athens-Clarke County, accounting for almost 75% and Oglethorpe County, with Jackson County and Watkinsville showing small decreases. Oconee County and Madison County both had increased sales volume.

Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for residential units sold. After peaking for the year in May, sales volume has declined in June & July, more steeply in July. These declines are probably due to buyers accelerating their purchases to close before June 30 in order to take advantage of the federal income tax credits available. How long this impact will last remains to be seen and is probably going to depend more upon a recovery in employment than anything else this year.

 The total number of residential units sold in July 2010 was 127 units, down 37 units, over 22-1/2%, from June. The average days on market did have a very large increase of 24%. Much of this increase, though, is more than likely due to the extended closing times of homes with contracts signed at the end of April in order to be eligible for the tax credit. At the end of July there were 220 units under contract to sell.

 Chart 2 shows that average prices have remained virtually flat with June at $177,684. However, the median sales price has shown a drop to $141,500 or almost 9%. The average sales price is still at the highest levels of tghe year. Whether or not this is a trend will depend upon whether these prices remain at this level of higher for July and beyond.

Sales volume of residential real estate has decrease in June after managing increases for the previous 4 months from February through May, with May showing the second highest montly volume in the past 12 months.

The largest drops in volume were in Athens-Clarke County and Oglethorped County, with Jackson County and Watkinsville showing small decreases. Oconee County and Madison County both had increased sales volume.

The total number of residential units sold in June 2010 was 164 units, down 17 units, almost 10%, from May. While volume was down from theprevious month it is still a good showing when comparing with only May showing stronger volume since August of last year. The average days on market did have a very large increase of 24%. Chart 2 shows that prices have increased since June with an average sales price of $177,893.00. Median prices are also up with a median price of $155,000. The average sales price is the highest it has been in 2010 while the median price is the highest since October 2009. Whether or not this is a trend will depend upon whether these prices remain at this level of higher for July and beyond.

The following charts show the month to month residential real estate sales volume of the Greater Athens Ga metropolitan area for the months of June 2009 through May 2010. Sales volume of residential real estate has now shown an increase for the last 4 months from February throuug May, with May showing the second highest montly volume in the past 12 months.

The total number of residential units sold in May 2010 was 181 units, up 21 units and more than 13%, from April. While down from the highs of last July it is a very strong showing and well over 200% of the low volume in January. The average days on market had its second consecutive decline to 165 days, down over 27% since the highs in March.

March shows a large increase in the sales volume, after a small bump in sales in February. This is probably due to buyers coming back into the market to take advantage of the extended First Time Home Buyers Tax Credit extension as well as the Repeat Home Buyers Tax Credit.

The total number of residential units sold in March 2010 was 138 units, up 50 units, almost 57%, from February. While down from the highs of last July it is a very strong showing.  The average days on market did increase to 227 days in February, an increase of 20 reaching new highs for the past year. Most of this increase is due to a longer sales cycle for homes in Oconee County.

Chart 2 is tracking both the average and the median price of residential sales in the greater Athens metropolitan area. The average price showed an almost 15% increase from  $150,278.00 to  $172,622.00 while the median price showed a more modest increase from $143,000.. to $148,350.00. This is continuing a positive sign showing that more buyers are purchasing homes at a slightly higher price.

The total number of residential units sold in February was 86, up 4 units from January. While not a tremendous increase in sales, it does show a reverse in the trend from December and January.  The average days on market did increase to 207 days in February, an increase of over a month from January but still down from the highs of Decmeber, September and July.

Chart 2 is tracking both the average and the median price of residential sales in the greater Athens metropolitan area. The average price showed a slight increase from $145,930 to $146,378 while the median price showed a much larger increase from $128,000 to $143,000. This is certainly a positive sign showing that more buyers are purchasing homes at a slightly higher price.

Greater Athens Area Residential Real Estate Monthy Statistics Charts, June 2009 - Jan. 2010

The following charts show the month to month residential real estate sales volume of the Greater Athens Ga metropolitan area for the months of June 2009 through Jan. 2010.

Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for those units. January gives us the second straight month of declining sales volume. This is due to both the normal slow down for sales at this time of the year as well as the expected end of the home buyers tax credit (now extended) which accelerated some sales into November of last year.

The total number of residential units sold in January was 82, up 4down 10 units from December. The declining sales volume is not significantly negative, yet. However, it if continues into March and April, that will certainly be negative news. The average days on market decreased significantly from 220 to 175 during this period, which is certainly a postive trend if it continues.

The second chart is tracking both the average and the median price of residential sales in the greater Athens metropolitan area. The average price showed a significant drop from $180,926.00 to $145,930 while the median also dipped from $135,000 to $128,000. This can be attributed to 2 factors. The first factor is that first time home buyers are making up over 40% of the home purchase. On top of that, nearly half of all sales are foreclosures or short sales. This trend will probably continue at least for the next few months.

The following charts show the month to month residential real estate sales volume of the Greater Athens Ga metropolitan area for the months of June through December 2009.

Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for those units. December shows a decrese in the residential home sales volume. This should not come as a surprise. There was a rush to close sales by Nov. 30, 2009 to qualify for the first time home buyers tax credit, which has since been extended. Additionally, sales seasonally decline duringthe winter months. The

The total number of residential units sold in December was 92, down 24 units from November.  The average Days on Market, D.O.M., showed another increase to 220 days, the highest it has been during the 7 month reporting period. Sales should start trending upward while buyers try to take advantage of the extended home buyers tax credit, which now includes repeat buyers.

Greater Athens Area Residential Real Estate Monthy Statistics Charts, June - Nov. 2009

The following charts show the month to month residential real estate sales volume of the Greater Athens Ga metropolitan area for the months of June through November 2009.

Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for those units. Novemeber gives us the second straight month of increased sales volume. This is more than likely due to buyers wanting to meet the deadline for qualifying for the First Time Home Buyer's Tax Credit (before the extension was approved).

The total number of residential units sold in November was 116, up 4 units from October.  The average Days on Market, D.O.M., did increase to 199 days. While it is up 3 days from October, D.O.M. is still down over 2 weeks from the 215 days in September. Both the increased sales and the D.O.M. remaining almost flat are positive indicaters.

The following charts show the month to month residential real estate sales volume of the Greater Athens Ga metropolitan area for the months of June through September 2009.

Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for those units. After a two month trend downward, the sales volume rose slightly in October while the average D.O.M. decreased slightly after a two month increase.

The total number of units sold in October was 112, up 6 units from September. D.O.M. fell to 197 days, down almost 3 weeks from the 215 days in September. Both are positive indicaters.

The median price, however, showed a sharp increase of almost $22,000 from $143,400.00 to $165,000.00.

The following charts show the month my month sales volume of the Greater Athens metropolitan area for the months of June through September 2009.

 

Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for those units. It appears that since the July peak, the number of residential sales has trended lower for the most recent two months while the D.O.M. has been trending higher.
